How We Protect Sellers

Our contracts are structured
in your favor.

There's a significant structural difference between how TruDeals Realty handles seller agreements versus traditional brokerages — and it directly affects how much you pay and how much negotiating power you have.

How does TruDeals Realty handle buyer-agent compensation differently?

There is a significant difference between how TruDeals Realty structures your listing agreement and how many traditional brokerages continue to operate — and that difference can directly affect how much negotiating power you keep and how much you ultimately pay.

Under the new industry rules, sellers are no longer required to automatically pay a buyer agent's commission. However, many long-standing brokerages are still encouraging sellers to agree to buyer-agent compensation upfront through separate broker-to-broker compensation agreements at the time the listing is signed.

TruDeals Realty takes a different approach.

When a buyer comes directly through us, we complete the entire transaction for your selected listing commission — 0.5% or 1%. There is no separate buyer-broker fee, no additional commission, and no hidden charges.

We also do not require our sellers to sign upfront broker-to-broker compensation agreements. Instead, we believe any buyer-agent commission request should be presented as part of the buyer's offer — so you stay in control.

❌ Traditional Brokerages
How Coldwell Banker, Keller Williams, and others operate
Seller signs a listing agreement to get their home on the MLS, typically 2.5-3%.
Seller signs a broker-to-broker compensation agreement upfront — locking you into paying the buyer's agent a set commission, before an offer is received, typically an additional 2.5-3%
The buyer simultaneously signs a separate buyer-agent agreement committing them to pay their agent — meaning both sides are on the hook for commission
Despite the new law stating buyers should pay their own agents directly, traditional firms still shift the burden to the seller through pre-signed compensation agreements
The combined effect: sellers end up paying both sides of the commission — the same 5–6% model the new law was intended to change
Reduced negotiating power — the seller's maximum net is already determined before negotiations begin
✓ TruDeals Realty
How we structure every seller agreement
No broker-to-broker agreement. We never lock you into paying a buyer’s agent commission before you receive an offer.
Buyers and their agents submit any commission request within the offer itself — you see it, you review it, and you decide
If a buyer comes directly through TruDeals with no outside agent, we complete the full transaction for your 0.5% or 1% — nothing more
Our structure fully aligns with the intent of the new real estate commission law — buyers are responsible for their own agent agreements
Maximum negotiating power — every offer is evaluated on your net at closing, not on pre-committed commission obligations
What the New Law Actually Says — and Why It Matters for You

The 2024 NAR settlement established that buyers are responsible for negotiating and paying their own agent's commission directly. TruDeals Realty structures all seller agreements to honor this — we do not pre-commit your money to any buyer's agent. Traditional brokerages have introduced broker-to-broker compensation agreements as a workaround, effectively preserving the old model under a new name. We don't. Every dollar you pay is known in advance, agreed to by you, and reflects a real offer on your home — never an obligation you signed before the first buyer walked through the door.
